If you're looking for a deal in the homebuying market, you might want to ditch the fixer-upper and spring for a brand-new home.

For the last half-century, newly-built homes in the US have sold for much more, on average, than older homes. But these days, new homes for sale are less expensive per square foot than existing homes. Overall, newly constructed homes are selling for just 3% more than older homes, down from an average of 16% more since 1968, The Wall Street Journal reported.

Prices for existing homes have risen as fewer of them are on the market. The inventory of existing homes being resold has fallen significantly in recent years. As of March 2024, the number of existing homes for sale had fallen to 1.1 million from 1.7 million in 2019, and sales of existing homes hit a near 30-year low last year, a Harvard report found earlier this year.

New construction homes are playing a bigger role in the housing market

Mortgage rates have been falling in recent weeks, but a high near 8% last month took a bite out of new home sales, according to the latest figures from the Commerce Department. Sales of new single family homes fell 5.6% in October — more than expected. But they’re still up, almost 18% over last year.

In fact, newly constructed homes are playing a much bigger role in the housing market today than they have in at least four decades.

High mortgage rates are gonna put a damper on home sales no matter what, said Anirban Basu, an economist and CEO of Sage Policy Group. But in today’s housing market new construction has some advantages for buyers, namely, it’s what’s available to them, Basu said.

Updates on the Latest Battle Creek Michigan Home Price Drops 2025

As I have promised, here's the latest price change on one of the area listings in Battle Creek, Michigan. I have been monitoring these homes during the month of February, and have seen a drastic downward trend on several homes that were listed in the $3,000 K to $5,000 K arena. This week the homes are trending downward in the $5,000 K to $10,000 range, and a notable trend downward is now entering the $20,000 K range.

There are five months of for-sale supply on the market nationwide, up from 4.4 months a year earlier and the most since early 2019. Inventory is piling up because more sellers are listing their homes while fewer buyers are wading into the market.

New listings rose 7.4% year over year during the four weeks ending February 9, hitting their highest level for any comparable time period since 2022. Just after this time in 2022, mortgage rates started rising quickly, encouraging many homeowners to stay put to hold onto low rates. Now, that lock-in effect is starting to ease. Pending home sales, meanwhile, fell 6%, similar to the declines we’ve seen since the start of the year. The typical home that sold in that period took 57 days to go under contract–the longest span since March 2020, when the onset of the pandemic nearly ground the housing market to a halt. Sales are slow mostly because housing costs are high, with the median monthly housing payment sitting just $46 below its all-time high. Home-sale prices are up 4.3% year over year, and the weekly average mortgage rate is 6.89%, down slightly from a week earlier but still more than double the average pre-pandemic and early-pandemic rates.

What is BRRRR?

BRRRR stands for Buy, Rehab, Rent, Refinance, and Repeat. This real estate investment strategy focuses on buying, renovating, renting and refinancing distressed and poorly maintained properties to allow further investments in property.

How does BRRRR work?

The BRRRR method is a step-by-step approach that, when followed correctly, allows real estate investors to quickly build a portfolio:

1. Buy The first step of the BRRRR strategy is to purchase a distressed property that has potential. This could be simply that it’s undervalued, located in an attractive area, or that the purchase price can be cheap due to the amount of work required.

You’ll need to conduct thorough analysis and calculate the potential renovation costs to ensure you’ll achieve a satisfactory profit margin. The 70% rule – not buying a distressed property for more than 70% of its value post-renovation – can be an effective guideline at this stage.

2. Rehab The next stage of the BRRRR method is to renovate the investment property in order to increase its value. The work required in the rehab process can range from structural improvements and updates to aesthetic and environmental optimisations, like retrofitting, that can justify higher monthly rent rates.

As stated above, the balance here is to ensure you’re not overspending but are sufficiently renovating the property to attract potential tenants and boost its appeal.

3. Rent

Once you’ve finished renovating the property, you’ll want to start renting it out. The amount of prior research and analysis you’ve put into this project will determine your success in this stage.

Naturally, you’ll want to find renters with a good credit report, no history of criminal activity or eviction and positive references. The amount you charge should be enough to attract high-quality tenants while also bringing a return on investment for the initial purchase and renovation costs incurred earlier in the process.

4. Refinance Refinancing is the process of replacing an existing mortgage with a new one and ultimately extending terms so that they’re more favourable. In cash-out refinances, the new mortgage will be worth more than your previous balance, and you’ll receive the difference in cash.

The money you gain from a cash-out refinance can then be used to purchase another distressed property in a similar condition to the first. You’ll need to have owned the property for a certain period before you’ll be able to complete this step of the process.

5. Repeat

After the refinancing stage is complete, you’re ready to repeat the process with your new property, as you did before.
